Why Use a Realtor When Buying New Construction?

The builder’s sales representative works for the builder. I work for you.

Buying a brand-new home can feel straightforward, but there are still important decisions to make throughout the process. Having your own Realtor gives you an experienced advocate who can help you:

Compare builders, communities, homesites, and incentives. Understand the builder’s contract and important deadlines. Keep your purchase aligned with your overall budget. Evaluate builder incentives and preferred-lender offers. Attend key construction meetings and walk-throughs with another set of eyes. Monitor the progress of your home with photos and video when needed. Make sure agreed-upon items are addressed before closing. Navigate questions or concerns that come up during construction

And one important point: using your own Realtor does not automatically mean paying more for the home. Builder pricing and Realtor compensation are separate matters, and I’ll explain exactly how representation and compensation work before you move forward.

The key is to involve me before you register with or visit the builder for the first time, because builder policies regarding Realtor representation can vary.
