If I'm not there to sign you in @ the model on the 1st visit... The builder has a rule that they will not pay a co-op unless I am there on the 1st visit. If you did not sign in or the Lord blessed me & you insist that you will not purchase without your Realtor getting paid their commission, and you truly stand up for me, or at least pretend and stand strong for a hot min if this ends up happening, it is still likely they bend, still pay me a commission because they want the sale. I am forever grateful and this would make such a special impact on my life no doubt, but let's start together.

Don't go to a new home builder or model without your Realtor on the 1st visit! I'm only a few minutes away and one of my favorite things about being a Realtor is viewing staged new home models!

If you go view models without me that will usually tell the builders' agent that greets you at the model home, that you do not have representation! The BUILDERS Agents are typically NOT Realtors.!!! They are just real estate agents - Not Realtors- The main difference is THEY do NOT have to abide by the Code of Ethics!!! PLUS, they work FOR the BUILDER, not you. So the law states their interest MUST be for the BUILDER (seller) who they work for and represent, not you... the (Buyer).

I promise by having me by your side I will save you thousands of dollars. Buyers often always (unexpectedly) fall in love with the 1st new home they view. I may not show up glamorous on short notice, but I will effectively negotiate MORE money, closing costs, and/or incentives than the builder would offer if you came in the 1st time without me, unrepresented. A LOT of buyers do not realize this and are programmed to believe the opposite such as... "If the builder won't have to pay the Realtor a commission so they will sell to me for less." = NOT

Why?

Because: That agent at the model home is on a mission to make the builder as much money as they possibly can, they get bonuses that pay them much more for keeping it for the house rather than ever giving it away.

It's truly like going into court on a 500k lawsuit without the best lawyer in town representing you on a must-win pro bona case. Our broker does charge $595 but this will be waived if I am not able to save you at least this amount of money. Yet my NEW home incentive and negotiation record currently stands at $11,500 min.- $115k I have saved my clients while purchasing a new home!!! It fulfills me to help someone find a new home, to be part of that moment in their life, a start of new memories, a new journey, it's why I love selling new & resale homes. Plus as most won't say it, As long as I am working I really need and value the paycheck:)
